1、赠与和买卖税费差不多,不存在好的问题。以下为税费比例,仅供参考,长远看还是以买卖形式过户较为划算。

2、赠与需要交2%的公证费和0.5%的评估费(100万元内),3%--4%的契税(各地标准不同),0.05%的印花税及少量产权登记费用。赠与的房产无论何时再转让都要交20%的个人所得税

3、买卖过户时要交1.5%--2%的契税(各地标准不同),0.1%的印花税(双方合计)及少量产权登记费用。如购房时间起未满五年,还需交5.55%的营业税及附加,1%的个人所得税。
